Window Sash Repairs

Sashes for windows must be checked regularly for mold, mildew and damage. You can avoid the cost of repairs in the future by catching these issues early, before they become too much.

The sash is an interior framing that moves vertically up or down in windows that open. This article will show you how to perform simple repairs to sash.

Weather Stripping

Wood window sashes add an elegant look to your home. When properly maintained, they will last for many years. They can, however, be damaged or degraded over time due to exposure or normal wear. Weather stripping is the first aspect to consider when you are repairing sash windows. It's located on both the frame and sash. If it's worn or loose, out, it could cause drafts and other issues. Start by identifying the window's brand and the manufacturer's date (etched on the glass's corner, or the aluminum spacers between panes). Then, remove the sash and mark its width and height so that you can locate new weather stripping that matches.

Next, remove the sash and place it on a surface to allow access to all four sides. It is important to have the tools you need before you start. Begin by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will make it easier to position the channel in the right location after you've completed. Take the sash off, and remove all the hardware, including the beads for parting cords, chains, and cords that help to hold the sash. Soften any hardened putty using a heat gun set to medium and equipped with a shield for the nozzle. Remove the old sash and put it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or simply to keep your windows functioning and functional, replacing worn-out weights for sash will improve its operation and cut down on the energy cost. Sash weights are hefty lead or iron cylinders that are enclosed inside a hidden compartment and linked to the moveable the sash with rope. These weights function as counterbalances, allowing you to open and close the window without having to use mechanical or electrical devices. The sash-weights are typically ignored or discarded by homeowners and turned into scrap when they fail. Consequently, you may need to find replacements.

Once the sash has been released, you can remove stops on the sash and get access to the pockets for weights. Usually it is done by drilling an opening in the bottom of each jamb. The hole is then covered with a wooden access panel that can be cut off to allow you to view the inside of the frame.

After the sash has been stopped and the access panel is removed, you can remove the old weight and replace it. Be sure to weigh the sash before you do this, as the old weights may be a different size than what is needed. After the new weight has been installed, thread a string through the sash pulling mechanism. Then, nail the string to your boxed frame. Leave a few inches of space at the head of the string to allow for future adjustments.

Sash Cords

In most old double-hung window the chain or cord is connected to the weights. This helps keep the sashes within the jamb balanced. Over time, these cords can get damaged and render it impossible to raise windows. A new sash cable will restore the ability to raise and lower the sash and keep it in place when it is opened.

The first step in replacing sash cords is to find and take out the access panels located in the jambs. They are typically screwed or nailed in and must be removed. You may be able to use a hammer or chisel to prise them off however, it is always best to lay down dust sheets before starting any work.

After you have removed the access panel, you can begin working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. They are typically wedged into or nailed in, but they can be prised free and it's worth your time here. If the sash is still in place, pry out the mortise and tenon joints with a hammer and pin punch or screwdriver, then remove the wood pegs attached to the components. The sash should move freely now, but it may need some lubrication to feel less stiff.

Take a measurement of the length of sash cord/chain required to reach the sash slot at the bottom from the pulley on the top of the jamb. Cut the chain or cord and then fix it using the step 6 above. You can use either a hammer, nails, or screws. However, nails are less likely to cause damage.

If you haven't purchased an item that replaces the counterbalance system that was in place before, it is recommended to keep the original balancing weights in place. It's cheap to purchase them from architectural salvage stores and they'll be simple to install once you've got the sash opened. Based on the size and shape of your window, you might need to install one or two sashweights to keep the sash open.
